Building permits

• Source: Town of Fort Myers Beach public permit portal (iWorQ)
• How: collected automatically each day and cached in our database.
• Update frequency: daily.
• Known limits: Permit records are collected from the Town of Fort Myers Beach public permit portal and cached here. The portal exposes only recent permits; this database accumulates them going forward. Coverage begins on the earliest date shown and is not a complete historical record of all permits ever issued.

Property parcels & recorded sales

• Source: Lee County Property Appraiser parcel data (Lee County ArcGIS parcel service), and Lee County official records where applicable.
• Fields: owner-of-record situs address, land use, year built, assessed and just (market) value, and most recent recorded sale price and date.
• Update frequency: refreshed on a periodic schedule; each figure shows its retrieval date.
• Known limits: Public-record data may contain recording delays, classification issues, transfers between related parties, and transactions that are not standard arm's-length market sales. Figures shown are drawn from public sources and are not guaranteed to be complete or error-free. Confirm any record directly with the issuing authority.

Market context figures

• Source: cited third-party publications and public reporting, each linked at the point of use with its as-of date.
• Our standard: where a figure is an estimate or a third-party index rather than a public record, we say so and link the live source.

Historical & project information

• Source: town and county records, the Estero Island Historic Society, and cited news reporting. Every material historical claim carries a citation.

Field definitions

We distinguish carefully between recorded sale price (what a deed records), assessed value (the appraiser's taxable value), just/market value(the appraiser's market estimate), and asking price (a listing figure). These are not interchangeable, and we label which one any number represents.
